APARTMENT ASSET MANAGEMENT

Kensington structured an affiliation with the Marquette Companies several years ago which is called Kensington / Marquette Partners L.L.C. Marquette has extensive experience in the development and property management of apartment properties. We formed this affiliation to augment Kensington's experience in the acquisition and asset management of this property type.

Kensington / Marquette Partners has a combined experience with over 35,000 apartment units across the country with a total value well in excess of $1 billion. Our involvement has included every stage of the life cycle of apartment communities including:

  • Acquisition
  • Asset Management
  • Development
  • Renovation
  • Financing
  • Disposition
Our strategy is to actively manage the assets to increase income and maximize appreciation through aggressive asset and property management. Our asset managers monitor capital improvement, tax reduction, and budgeting programs. We implement revenue enhancement, cost containment and customer service programs. Marquette's C.A.T.E.R. (Customized Attention To Every Resident) program is utilized to reduce turnover, increase occupancy and stimulate rental income growth. Our experience has shown that a 10 % reduction in turnover can add 30 basis points to the bottom line yield.

We provide our residents with a level of service equaled only by a hotel concierge and combine this with a disciplined investment process, integrated proprietary research methodology and state-of-the-art accounting and client reporting systems. The result is superior investment performance accompanied by specific value creation programs often involving extensive capital improvements and renovation.
